If you are responding to listings on the internet make sure you call as well as email. Because of so much junk mail in our world and how most individuals don't understand how complicated spam filters are either on the computer or server level are, if you are interested in a business for sale listed on the internet make sure you call the advertiser at least once (call all the phone numbers listed in the ad), and email.
That way if the spam filters catch the email by mistake at least you have made contact by phone, and not mistakenly feel slighted if the advertiser/seller/broker doesn't get back to you because they never received your email in the first place!

I have heard many stories from brokers on buyers phoning their voicemail and talking way too fast - with their message breaking up (i.e. critical digits in a phone number) and the phone calls sometimes can't be returned and possible deals lost!
